EZ Parque da Cidade, UNStudio’s First Project in São Paulo, is Complete

UNStudio, in collaboration with developer and contractor EZTEC, has completed EZ Parque da Cidade in São Paulo, introducing a transformative approach to urban living in Brazil. This innovative project emphasises energy efficiency, social sustainability, and the overall well-being of its residents.

UNStudio's design redefines vertical living, offering healthy, safe, and vibrant environments, addressing social, mental, and physical health through a landscape-oriented design and community-focused amenities. EZ Parque da Cidade is a key residential component of a larger masterplan centered around the concept of 'a city within a park.'

Ben van Berkel, founder of UNStudio, highlights the project's groundbreaking sustainable features. He highlights "the innovative windmill-shaped floorplans that enhance residents’comfort, to the lush green skygardens and an overall energy-efficiency approach, every aspect of this project is designed to improve urban living. Achieving HQE-AQUA and being the first development in South America to receive LEED-ND Neighbourhood pre-certification for its impact on the neighbourhood in terms of community, health and local sustainability underscores our commitment and sets a new standard for future developments in Brazil."

EZ Parque da Cidade features a rotating 'windmill'-shaped floorplan; a design feature that ensures privacy and improves cross ventilation, and allows fresh air and natural daylight to permeate every room. Generous terraces offer shading in summer, sun in winter, and stunning views of the city and Pinheiros River.

The building complex also includes eight sky gardens, creating a vertical extension of the landscape and fostering community building. These gardens, a short walk from any apartment, provide social spaces filled with local plant species, requiring low irrigation and maintenance. The development's permeable surfaces and new tree plantings mitigate the heat island effect, enhancing air quality and outdoor comfort. At the ground level, 'pavilions in the park' encourage a healthy lifestyle, offering informal spaces for play, exercise, relaxation, work, and socialisation.

Residents enjoy a variety of shared amenities, including gyms, swimming pools, a squash room, tennis court, massage rooms, and a sauna. Direct access to the Linear Park enhances walkability, with daily amenities within a five-minute walk.

Following the principle of 'building local,' all construction materials are locally sourced, reducing emissions and carbon footprint. The building features a solar hot water system, efficient irrigation with sensors, rainwater collection, and an underground vacuum waste system, reducing energy use and environmental impact.
