The design introduces two slender mixed-use towers, reaching up to 120 meters, encircling a low-rise community pavilion. This innovative development redefines urban living by integrating accessibility, individuality, and diversity into its architectural and urban planning strategy.
At the heart of the project lies a community pavilion, surrounded by a public park, deep balconies, terraces, and a generous neighbourhood square. This central hub fosters social interaction, offering spaces for cultural, gastronomic, and leisure activities. The open facades, roofscapes, and terraces create an inviting environment for residents, visitors, and office workers, while temporary events and public gatherings ensure year-round vibrancy.
New Heart is designed to meet high sustainability standards, featuring a structure concept that reduces CO2 emissions by 34%, energy-generating facades with integrated PV surfaces, and prefabricated, recyclable facade modules. The development incorporates geothermal heating and cooling, district heating, and E-mobility infrastructure, alongside an energy-efficient indoor climate concept that prioritises comfort and flexibility.
The design promotes connectivity by extending the Kennedydamm pedestrian bridge into the project, creating an elevated experience path that links all buildings and improves access to the surrounding areas. A three-storey mobility hub integrates shared mobility options, connecting the pedestrian bridge, bicycle highway, and neighbourhood garage, ensuring seamless movement throughout the site.
The residential tower offers a variety of adaptable flat types to accommodate diverse family configurations, with customizable layouts enabled by a smart wet room concept. The office tower is designed for post-pandemic work habits, featuring shared spaces, retreat zones, and a Plug’n’Play office landscape that adapts to user needs. Lush greenery weaves through the building, connecting interiors to outdoor terraces and promoting healthy, employee-focused work environments.
