Covering 3.5 square kilometers, the masterplan integrates residential, commercial, cultural, and recreational spaces, creating a people-centric environment designed to thrive in a competitive real estate market.

Retaining over 80% of the existing infrastructure and buildings, the masterplan preserves the spirit of Expo 2020 while introducing a robust urban grid for improved navigation and accessibility. The phased development will house over 35,000 residents and 40,000 professionals, offering a mix of uses and local amenities within proximity to all residential and office spaces.

The landscape design, developed by SLA, integrates green and blue networks to create a lush, vibrant public realm. Features include parks, plazas, urban water features, and an Expo Forest with native trees and local wildlife, enhancing biodiversity and addressing urban heat islands.

Expo City Dubai is aligned with Dubai’s 2040 Urban Master Plan and its net-zero goals for 2050. The masterplan prioritises clean energy, water conservation, biodiversity, and sustainable public transport. All buildings will target LEED Gold certification, with BREEAM Excellent for infrastructure and WELL Community Gold for health and wellness.

With its mix of cultural programs, unique hotels, farm-to-table restaurants, and retail experiences, Expo City Dubai will serve as a gateway for visitors arriving via the future Al Maktoum Airport.
