UNS Completes The Bridge Tower in Warsaw

UNS has completed The Bridge Tower in Warsaw, Poland — a project that brings together the city’s architectural past and its future. Designed for Ghelamco and in collaboration with local partner Projekt Polsko-Belgijska Pracownia Architektury, the new office tower connects directly to the historic Bellona building, a former printing house and protected monument.

Standing 174 metres tall, The Bridge Tower offers 47,000 m2 of office space, with 280 parking spaces, bicycle facilities, and charging stations for electric vehicles. A private terrace on the 40th floor offers tenants a unique view over the city.

At the heart of the project is a shared lobby that links the new tower with the Bellona building. This double-height glass space preserves key historical features — including the original colonnade and staircase — while introducing new elements like a panoramic elevator and internal atrium. The result is a space that respects the past while supporting modern use.


Ben van Berkel, Founder and Principal Architect of UNS, says of the design, “by carefully blending the historic Bellona building with a modern high-rise, The Bridge Tower created a space that not only respects history but also embraces innovation. This connection is more than just visual – it is functional, sustainable, and designed to enhance the everyday experience of its users.”

The Bridge Tower is the first commercial property in Central and Eastern Europe to receive both SmartScore and WiredScore certifications. It is also set to be certified under BREEAM, WELL, Green Building Standard, and Building Without Barriers.

By combining heritage with innovation, The Bridge Tower sets a new benchmark for sustainable and future-ready development in Warsaw.
