UNS Redefines Urban Living in South Korea

SeoulOne is envisioned as a masterplan that prioritises quality of life, health, nature, and the concept of “growing together as a multigenerational community.” Commissioned by the Hyundai Development Company, UNS has designed this green neighbourhood in Seoul as a mixed-use mini-city, where essential services for all age groups are accessible within a 10-minute walk.

The project demonstrates how a brownfield site can be reimagined as a dynamic development that emphasises connectivity, community, and cultural relevance. Situated in northeast Seoul, the masterplan transforms an industrial site and railway area into a 405,000 m2 car-free neighbourhood, designed to support a multigenerational community in a safe and active environment.

The masterplan is structured around six key layers, collectively referred to as The Grand Circle of Life. These layers include principles such as cradle to grave, connected city, clockwise living, retail for all, the four seasons of SeoulOne, and transformation and rebirth. 

The design also features The Cube, which serves as the landmark and anchor destination of the entire development, introducing a mixed-use typology that is entirely new to South Korea.

Focusing on social sustainability, the design fosters community through eight residential towers that cater to diverse lifestyles and age groups. By adhering to strict local sustainability standards, SeoulOne reflects UNS’ commitment to responsible urban development.

According to UNS Founder and Principal Architect, Ben van Berkel, “for the SeoulOne masterplan we have aimed to create the ultimate contemporary 10-minute city, where the daily life experience of the residents is the top priority. We do this through the inclusion of a rich density of uplifting, curated on-site experiences that provide an extensive range of options for how residents of all ages can spend their living, working and leisure time.”
