As part of the larger "city within a park" masterplan, this residential development reimagines high-rise living by integrating nature, community, and innovative design to address the challenges of rapid urban growth and limited green spaces.
At the heart of the design is the windmill-shaped floorplan, which ensures each apartment benefits from three-sided panoramic views, optimal sun orientation, and cross ventilation. This layout enhances privacy while allowing natural daylight and fresh air to flow through every room, creating a healthier indoor environment. Generous 6-metre-deep terraces, comprising up to 25% of each unit, provide shading in summer, warmth in winter, and stunning views of São Paulo and the Pinheiros River.
The design extends beyond individual apartments with eight sky gardens, creating vertical green spaces that foster community interaction. These lush gardens, located within a seven-minute walk from any unit, feature 100% local plant species and low-maintenance landscaping, mitigating the heat island effect and improving air quality.
At ground level, pavilions in the park serve as social hubs, offering spaces for play, exercise, relaxation, and work. These shaded areas connect directly to the ‘Linear Park’, which promotes walkability and alternative transportation with bike paths, walking trails, and e-car charging stations. Shared amenities, including gyms, pools, tennis courts, and saunas, further encourage interaction and support Brazil’s culture of outdoor living.
The project emphasises sustainability through locally sourced materials, a foundation that uses a hybrid concrete mix with 55% less embodied carbon, and recycled materials like rubber flooring from car tires. Advanced systems, including solar hot water, rainwater collection, and the first underground vacuum waste system in Brazil, reduce energy use, operational carbon, and environmental impact. These efforts result in significant resource savings, including 40% less energy for water heating and 90% waste diversion from landfills.
EZ Parque da Cidade has achieved HQE-AQUA Certification for its environmental, societal, and economic performance and is part of the first South American development to receive LEED-ND Neighbourhood pre-certification.
