Rather than demolishing the existing structure, the design retained the building’s shell, saving approximately 40% of the CO2 footprint compared to a new build. By keeping the robust structure of the original building, the design preserves its historical significance while reducing its environmental impact, achieving a BREEAM-Excellent sustainability rating. Sustainable techniques were employed in the removal of the old facade, setting the foundation for a highly efficient redevelopment. The building now features geothermal heating and cooling, water-based climate ceilings, solar panels, and natural materials. Optimised floor plans maximise daylight and views, enhancing energy efficiency and occupant comfort. Additionally, the landscape design supports local biodiversity with insect hotels, bat boxes, and nesting boxes.

Equipped with advanced smart technologies, Fellenoord 15 uses location sensors and intelligent data infrastructure to monitor energy usage, optimise space, and adapt to user needs. These systems enable real-time adjustments, creating a flexible and comfortable workplace that evolves with its occupants. The interior architecture introduces a gradient of activity, with bustling central spaces and quieter work areas along the facades, catering to diverse employee needs.

The redesign opens the building to its surroundings, replacing a parking lot with a new entrance that connects the street to a semi-public atrium via a large staircase. Expanded mesh cladding and subtle massing articulations create a tactile, layered facade that integrates seamlessly with the urban fabric.
