The Bahnhofsviertel is one of Munich’s most diverse districts but has faced years of neglect. UNS’ design for this new central business district focuses on accessibility, identity, diversity, modularity, and sustainability. The proposal introduces open, inclusive architecture that connects with nature, integrates into the urban fabric, and creates recognisable addresses through new access points.
At the heart of FMQ is a series of connected courtyards, including 2,000 m2 of studios, workshops, cafes, and restaurants. These spaces encourage interaction and community, welcoming workers, residents, visitors, and passersby. Greenery throughout the courtyard supports a healthier microclimate, addressing the need for sustainable spaces in Munich’s dense Bahnhofsviertel.
The project retains much of the original structure, removing only what is necessary. New additions use modular methods, and historic facades are restored. The upper levels offer 10,160 m2 of flexible workspaces, with terraced, south-facing volumes, rooftop gardens, and planted terraces introducing biodiversity and calm into the city.
About 60% of the original structure is retained, reducing material use. Sustainable systems like solar panels, district heating, and greywater recycling further reduce the environmental footprint. FMQ is DGNB Gold pre-certified, aiming for Platinum, setting a benchmark for sustainable renovation in Munich. Inside, original walls are left visible where possible, paired with untreated surfaces and timber elements to create a warm, honest atmosphere that supports flexible ways of working. Designed with circularity in mind, FMQ reflects a commitment to environmental responsibility and cultural continuity.
