K31 Courtyard

The design for K31 Courtyard in Moscow redefines urban living by creating a community-focused residential complex that prioritises wellbeing, sustainability, and inclusivity. Spanning 118,000 m2, the development features a mix of housing, a kindergarten, fitness center, commercial spaces, and a central courtyard park. Inspired by the traditional Moscow courtyard, the project fosters a sense of neighborhood through shared spaces, green recreation areas, and seamless connections to the surrounding city.

The design integrates a modular facade system that enhances circular construction and offers diverse apartment layouts with indoor-outdoor variations. The podium’s brick and metal facade reflects the site’s industrial heritage, while the light materials and glazed surfaces of the towers create a sense of openness and connection to the sky.

The design also combines a stepped podium with two diagonally positioned towers, ensuring optimal daylight, views, and outdoor living opportunities for residents. Stepped roof terraces provide additional outdoor spaces, allowing residents to personalize their homes with verandas or greenhouses. With amenities like co-working spaces, sports facilities, and a clubhouse, K31 Courtyard promotes vertical and horizontal community-building, setting a new standard for healthy, sustainable urban living in Moscow.
