The design negotiates high traffic levels around the site, transforming it into a connected and welcoming urban centre. The building forms open outward at the edges, drawing pedestrian flows into the site and anchoring a previously disconnected area. The complex comprises four blocks – D1, D2, C, and E – each reflecting Lewisham’s architectural heritage and contributing to a new identity for the district.
The residential blocks are designed to maximise daylight, privacy, and dual-aspect views, enhancing the quality of living spaces. Flexible apartment layouts allow adaptability for residents. Block C features a mixed programme, with taller residential elements, co-living spaces, and a plinth housing a cinema, retail, and food and beverage outlets.
Public access and circulation are prioritised, with entrances and ground-floor uses positioned to reinforce pedestrian movement. Block E serves as a structural anchor, connecting the development to public spaces and offering retail, dining, and leisure facilities, including Lewisham’s first major multiplex cinema.
Sustainability is integral, with strategies focusing on energy efficiency, district heating, and low-carbon technologies. Measures include passive design, a Combined Heat and Power plant, and photovoltaic panels, ensuring reduced energy consumption and carbon emissions. The project establishes a new public heart for Lewisham, fostering inclusivity and community engagement.
