The project prioritises resource efficiency, circular construction, and flexible design, creating a future-proof workplace that enhances well-being and fosters community interaction. The tower incorporates advanced sustainable technologies, including a photovoltaic facade, geothermal heating and cooling, rainwater management, and energy-efficient systems like LED lighting and energy-recuperating elevators. Its design minimises solar gain with a 50% closed facade and features green terraces, roof gardens, and a green lobby to improve the microclimate and working environment.
Social sustainability is also embedded through semi-public spaces, such as dining establishments and urban green areas, encouraging communication and knowledge sharing. Collaborating with OKRA landscape architects, the design enhances biodiversity and connects to Frankfurt’s green corridor, making NION a model for sustainable urban development.
