The design achieves BREEAM Excellent certification, with an efficient atrium layout that reduces energy use and provides a thermal buffer. Features include climate ceilings, an aquifer thermal energy storage system, and a facade with a 50% open/closed ratio. Daylight control, presence detection, and sub-metering further optimise energy use, while PowerWindows are piloted for additional sustainability.
Office floors are grouped in clusters of three, interspersed with flexible ‘identity’ floors for varied functions. The building is technically divided into two parts, allowing for future multi-tenant use. A healthy work environment is prioritised through daylighting, high air quality, and materials that minimise VOC emissions. Facilities include bicycle storage, showers, and train departure information, encouraging sustainable commuting. The site also incorporates greenery and nesting spaces for birds and bats to enhance ecological value.
