The design emphasizes connectivity, with a central green park spine linking clusters dedicated to research, sports, and production. The masterplan is structured around three key clusters: "The Area to Research," which includes a medical rehabilitation campus and expo center; "The Arena to Do," featuring sports facilities, a cultural hub, and a transportation gateway; and "The Arena to Make," a district for high-tech industries and product development in sports and wellness. These clusters are connected by a green park spine, offering bike paths, running tracks, and open-air facilities.
The design prioritises sustainable mobility with electric public transport and car-free zones, while integrating wild nature into the landscape. This holistic approach creates a forward-thinking urban environment that blends innovation, recreation, and ecological harmony.
