W21-22 Retail Building

Located on a key route connecting the Old City to the White City, the building features a cantilever over Nobel Avenue, creating a defined orientation and enhancing the pedestrian boulevard. The ground floor’s commercial spaces align with urban traffic flows, with the northern facade offering high visibility for anchor retailers, while the calmer west and south sides encourage pedestrian activity.

A two-layered facade, made of GFRC panels, polished metal, and glass, addresses local wind conditions, enabling natural ventilation and creating a comfortable microclimate for window shopping. The design prioritises internal space quality, with column-free retail levels and flexible office spaces. Sustainable systems, including a soil collector for heating and cooling, reduce energy use and operational costs. The building’s materiality and form combine modern design with references to local traditions, establishing a strong connection to its context.
