UNS’ Van B Residences in Munich introduce a bold new vision for urban living, combining flexibility, sustainability and community into one.
Located near the Creative Quarter and Olympiapark, the project offers 142 apartments, flats, and penthouses, ranging from 33 m² to 168 m², alongside shared facilities and outdoor spaces that blur the boundaries between inside and outside.
Van B reimagines living spaces by creating seamless connections between people, their homes and the outdoors. Bay windows, balconies, roof gardens, and terraces extend living areas outward, while shared and private gardens, a rooftop garden with 360º views, and an inner courtyard with fitness and relaxation zones foster a sense of community. The design also embraces the principles of the sharing economy, offering co-living spaces for remote work or social gatherings, alongside amenities like a parcel box system, car/e-bike sharing, e-charging stations, and a bike repair station.
Van B challenges traditional notions of square footage with its plug-in system, allowing residents to transform their apartments to suit their needs. Designed in collaboration with Bauwerk, the system offers nine modular elements that can reconfigure spaces in seconds—turning an office into a living room or a bedroom. This adaptability empowers residents to choreograph their homes around their daily lives.
The building’s sculptural facade, composed of concrete and copper-coloured metal framing, features large bay windows that optimise daylight and create visual connections between the street, homes and surrounding trees. Ground-floor gallery lofts open directly into the garden, while the Van B Editions—ten rooftop flats designed by Germany’s top interior designers—offer private terraces and bespoke interiors.
Sustainability is integral to the project. Parts of the foundation and basement structure from the previous building were reused, reducing material consumption and speeding up construction. The roof garden cools the building, while the bay windows are oriented to maximise natural daylight.
Van B is more than a residential project—it’s a model for adaptable, sustainable, and community-focused urban living.
