UNS Designs FMQ Transforming Munich’s Southern Station District

UNS has unveiled its renovation and extension project for the Franz Marc Quartier, FMQ, a development set to redefine Munich’s southern station district, Bahnhofsviertel. This development by Ehret+Klein for the main investor KIRKBI merges historical preservation with forward-thinking design to create a hub for innovation, culture, commerce, and gastronomy.
Located on Munich’s main thoroughfare, Schwanthalerstrasse, FMQ retains approximately 60% of the original neoclassical structures, blending heritage with modernity. The design introduces a public courtyard at the ground level, featuring 2,000 m2 of studios, workshops, cafes, and restaurants. This space aims to foster community interaction, welcoming residents, visitors, and professionals alike.
Ben van Berkel, UNS’ Founder and Principal, describes FMQ as a transformative project that combines cultural heritage with innovative urban strategies. He says, “by blending cultural heritage with forward-looking design strategies, it establishes a dynamic and socially responsive urban quarter that invites new forms of interaction and redefines of how we live and work in the city.”
The design emphasises accessibility, sustainability, and integration with the surrounding urban fabric. Key features include rooftop gardens, terraced facades, and planted balconies, which enhance biodiversity and create a tranquil environment amidst the bustling city.
Additionally, sustainability is central to FMQ’s vision. By preserving much of the existing structure and employing modular construction methods, the project minimizes its environmental footprint. Renewable energy systems, greywater recycling, and natural materials further underscore its commitment to responsible urban development. FMQ has already achieved DGNB Gold pre-certification, with aspirations for Platinum.
The project also incorporates Cradle-to-Cradle principles, ensuring long-term adaptability and circularity. Inside, original walls and untreated surfaces are paired with timber elements, creating a warm and flexible workspace atmosphere.
FMQ represents a new benchmark for sustainable urban renewal, blending historical preservation with innovative design to create a dynamic and inclusive urban quarter in the heart of Munich.
