The Northfleet Harbourside masterplan envisions a transformative regeneration of a 50-acre brownfield site along the River Thames in Gravesend, UK. Anchored by an 8,000-seat stadium, the development integrates a 22,000 m2 retail and leisure complex, 14,000 m2 of commercial offices, a 300-room hotel, and 3,500 new homes across three sustainable neighbourhoods.

Designed to connect the local town to the Thames and surrounding natural areas, the project prioritises high-quality living, entertainment, and leisure within a well-connected community. Generous green spaces and a focus on biodiversity ensure a balance between urban development and nature. At the heart of the project, the stadium serves as a multi-functional venue for sports, cultural, and community events, while the Marketplace offers a dynamic retail and leisure destination. The Boulevard neighbourhood features a mix of commercial offices, a hotel, and community services, while the Riverside neighbourhood provides vibrant waterfront dining and event spaces.

The Parkland neighbourhood offers tranquil residential living with direct access to green spaces. Embracing the "15-minute city" concept, the development integrates shops, restaurants, and workspaces to meet residents' daily needs locally, supported by pathways and public spaces that foster community interaction. This sustainable and innovative masterplan redefines urban living while celebrating Northfleet’s natural and cultural heritage.
