To guide this vision, a Landside Masterplan for Schiphol Centre has been created by UNS, Studio for new Realities and Goudappel which offers strategic solutions to these complex challenges. The strategy and development of different scenarios followed a layered and integrated approach, considering spatial components related to all forms of mobility, as well as public space and real estate potential. It adopts a ‘lean and mean’ approach, maximizing capacity within the existing area, building upon the current systems and assets. We have prioritized solutions that offer the greatest adaptability and feasibility, providing a clear and straightforward direction to guide stakeholders and align ambitions, while maintaining the best possible balance with the surrounding network.
In close collaboration with Royal Schiphol group, Studio for New Realities as urbanists and strategists, developed the positioning, overarching guiding principes and strategic framework. UNS, as strategists, urbanists and architects, deepened the concept, providing spatial integrated solutions for all building blocks. Goudappel contributed expertise on mobility, flows and road networks.
One airport around one heart
Schiphol’s strength lies in its compact and centralised design which offers exceptional proximity between the terminal and all modes of transport. The transformation builds on this DNA by prioritising essential functions, enhancing accessibility, and reusing existing infrastructure. At its core is the transformation of Jan Dellaertplein into the vibrant heart of Schiphol. With the development of Terminal South and OVAH (metro), the airport’s centre of activity will shift, turning the square into a pedestrian-first hub that unites all terminals and transport. This new walkable, green space will act as an urban fabric—transforming the area from a congested transit zone to a lively, people-focused heart, complete with high-quality amenities and retail.
Clarity for a user-first approach
Future development will untangle spatial complexities and simplifying high-traffic areas. A user-first approach will shape intuitive wayfinding, smart zoning, and integrated growth. A central unifying spine enhances the connectivity between the transport nodes in the North and real estate in the South. The spine will reduce walking distances, establish direct links to future metro and bus stations, and create seamless pedestrian connections.
The Schiphol Centre Landside Masterplan serves as a guiding document for future development together with the Terminal Area Masterplan designed by NACO. The Masterplan Schiphol Centre delivers a clear vision with defined positioning, guiding principles, and zoning – laying a strong foundation to meet future capacity needs and elevate quality standards.
